WOOLACOMBE SCHOOL

Optimum Electrical were asked to replace their existing plant room control system with a new simpler solution as they were also having their boilers replaced by Optimum Heating.

To keep costs down we reused their existing control panel, replaced panel lights with new LED indicators, valiant controls for the two Variable temperature circuits using hardwired internal controllers, new relays, contactors, Mcb’s, surge protection and a Siemens PLC controller to operate the pumps giving them duty cycle rotation and a fail safe environment, external temperature compensation combined with gas modulation to improve performance and efficiency with consideration for frost protection.

DISTRICT HEATING NETWORKS

Flexenergy’s Flexalen pre-insulated pipe work was selected as the most appropriate product for a new District Heating Network installed to service 164 new Barratt London homes being built on Camden Road in London. The properties comprise of a mix of one, two, three and four bedroom apartments of which 50% are available for private purchase and 50% are being offered as affordable housing. A complex building layout and a constrained site presented the project team with multiple challenges and put the installation of below ground infrastructure on a critical path for the entire project. Working with Barratt London, Flexenergy was able to offer advice and solutions to meet the demanding construction programme and to reduce potential installation issues. The phenomenal flexibility of Flexenergy’s Flexalen pre-insulated pipe helped to speed up the installation process and allowed for a reduction in the amount of joints required. In addition, the superior jointing technique of fusion welding enabled the pipework to be moved around the site without fear of joints breaking or leaking once buried in the ground. Storage space on site was at a premium so the project had to be broken down into phases, with each phase being carefully coordinated for delivery alongside the continually moving programme of works. This also meant that fabrications and fittings had to be changed or amended at short notice as obstacles to the planned route appeared.Flexenergy’s proactive approach to the project by visiting the site as the programme progressed to review and ensure that the pipe installations were fitted according to plan and on schedule paid dividends as the project was delivered on time. Barratt Homes Senior Technical Manager, Richard Weaver, explained: “This project came with a unique set of circumstances that meant on site works had the potential to be considerably delayed. We were very aware that this aspect of the project could be an issue for us which, thanks to Flexenergy’s professionalism and efficiency, was avoided. Flexenergy understood our objectives and ensured that they met with them as far as they could. We are delighted with the effort and resourcefulness shown by them and will welcome the opportunity to work with them again in the future”. Andy Watts, Regional Manager for Flexenergy, added: “Thanks to the superior flexibility of the Flexalen pre-insulated pipe system we were able to speed up the installation process by removing some fabrications from the project. Our ability to react to changes demanded by site issues ensured a speedy supply and installation programme. We were able to bring our approved installer, Radius, onto the project who know our product very well and have our confidence in installation quality. “Close liaison between ourselves and Radius allowed Barratt London to concentrate on other parts of the project, whilst we planned the phases and delivered them in carefully coordinated sections as they were required and the storage space on site allowed.”

BLUEBELL CARE HOME

We were asked to provide a cascade system and duty cycle for the two new boilers Installed by Optimum Heating but as we were coming out of covid getting hold of controls was a challenge.

So to meet the installation deadline and heating requirements for the home we designed a bespoke system which incorporated two timer controllers for heating, hot water and a secondary return.

This was all controlled by a cascade system to improve performance and efficiency.

HIGH BULLEN GOLF CLUB SPA AND LEISURE CENTRE, DEVON

The existing hot water cylinders were in danger of creating serious flooding and the LPG boilers were in poor condition, We proposed replacement of their central plant room equipment.

We removed the existing boilers , cylinders, pumps ,heating and primary pipework in boiler house. Chemically flush system.

1)      Install 2- 500L stainless steel indirect cylinders complete with temperature controls. (These units may be upgraded at a later date with the addition of an unvented kit to handle high pressure mains or boosted water supplies).

2)      Install 2-Worcester Bosch 40CDI LPG boilers complete with new flues, distribution headers, controls and pumps for 2 heating circuits and 1 hot water circuit. (These 2 circuits  supply the 2 existing circuits and in the future will supply new circuits) The boilers are large enough to do the entire court yard building which means that in the future the third separate boiler may be removed and system joined to the new plant.

3)      Magna clean filters were fitted to protect the new boilers from the old system.

4)      We installed Electronic Filling Device and new expansion vessel to meet WRAS regulations.

ANNUAL HEATING PLANT SERVICING AT HOLSWORTHY AND TAVISTOCK COLLEGES

All heating plant both gas and oil were serviced, plantroom checks done and where appropriate Commercial Gas Safety Certificates were issued. All gas pipework was safety tested and a tightness test certificate issued.

THE PARK SCHOOL

Optimum Electrical removed and updated the ageing heating and domestic hot water system in the Sports Hall plant room.

 We installed new commercial heating boilers with new controls and control panel.

Optimum’s in-house electrical team ensured the project was installed, connected, commissioned quickly and efficiently.

BURY BARTON

This Doomsday registered farm complex required renewable heating for two families with room for further expansion to replace an oil boiler, LPG boiler and Aga range.

Solution: We calculated the total heat load for both existing families and future use and installed a KWB 60kw Multifire 1 boiler that can easily be converted between woodchip and pellet. Whether to use Pellet or Woodchip fuel was discussed with the client as this is a commercial installation. It was decided to proceed with Pellet for the following reasons:

 

a) The only available barn to site the boiler plant had small openings so if chip was to be used it would have to be blown in which is noisy and time consuming.
b) Both owners had busy careers so pellet offered a more consistent fuel quality with less opportunity for stoppages.
c) Clients were happy with RHI return on investment with pellet model.
The plant room was sited in a large vacant barn with internal heat mains supplying two separately rated properties
We also disconnected existing oil fired Aga and boilers and converted main house  central heating circuit into two zones, installed a 10 radiator circuit and upgraded all controls
We installed a 35kw KWB Easyfire 2 with a 7 tonne big bag pellet store and connected to the existing system via a 10m internal heat main.

COMMUNUAL HOUSING - TORRINGTON

The existing 16 year boiler was deemed beyond economical repair so within 48hours we had a 40kw direct replacement installed and commissioned.

NEW WORKSHOP ELECTRICAL INSTALLATION AT BRAY LEINO COMMUNICATIONS GROUP

•This is a complete electrical fit out of a commercial workshop at Bray Leino.
•The first task was to install temporary site services to allow building works to commence (e.g. lighting and water).
•The electrical team then erected containment which included cable tray, galvanized trunking and conduit. The containment supports all of our cables and provides the mechanical protection that’s required within an industrial environment.
•The electrical team installed high bay and low bay light fittings.
•All the support system are constructed from galvanized metal to avoid premature collapse in the event of a fire.
•We also installed emergency lighting to aid escape in the event of a fire.

STONEMAN ENGINEERING

We designed a wet space heating system using warm air fan units for the customer to install using their own contractors. We then installed a KWB Pelletfire 195kw pellet boiler, a 3000litre buffer vessel and a bespoke plywood 10 tonne double auger fuel store. Optimum commissioned all systems alongside the customers own contractors.

ST GEORGES HOUSE

This site had 3 elderly oil boilers supplying space heating and hot water, all required replacement. The site wanted to move to a renewable heat source as part of thier educational ethos as well as install efficient relaible equipment.
There was insuffcient room within the main building to site a biomass boiler and pellet store. We identified an outbuilding approximately 60m from the main house so the installation of a KWB 95kw Pelletfire 2 was installed with a 7 tonne big bag store. We ran underground heatmains to all three boiler rooms in the main house and made connection to their existing systems.
